PROJECTS

HAWAI'I

  • Hale Makana Nanakuli

    In response to overcrowded households, severely dilapidated houses, and the lack of affordable housing opportunities in their community, the Nanakuli Hawaiian Homestead Community Association forged a working relationship with the nonprofit Hawaiian Community Development Board and California company Urban Housing Communities to develop a $14.6 million 48-unit affordable rental housing project in Nanakuli.

  • Hale Makana O Maʻili

    This multi-family rental housing development was completed in January 2021 and has created an affordable community environment for the Waianae Coast. The project was designed by Architects Hawaii, and was developed by Hawaiian Community Development Board, in partnership with Pacific Development Group and 3 Leaf.

  • Chinatown Hotel

    This ground-up hotel development will serve as an anchor for the Chinatown community and catalyst for investment and redevelopment of the area. It will bring jobs, foot traffic, and tax revenues that have historically only benefited areas such as Ala Moana and Waikiki to Chinatown. Over the next four years the site will be redeveloped into a lifestyle hotel with 240 guestrooms, two food and beverage outlets, meeting space, a museum, and a rooftop pool.

  • Nanakuli Village Center

    In an effort to determine their own destiny, obtain self-governance, and independence from the state's oversight, and after many years of intensive community-based planning, the Nanakuli Hawaiian Homestead Community Association (NHHCA) with the help of Hawaiian Community Development Board (HCDB) has developed a major “village center” project that includes a multipurpose learning center, a 48-unit affordable rental housing complex, a Waianae Comp satellite health clinic with an affordable drug pharmacy, a large renal clinic and a commercial center with Longs as the anchor tenant.

  • Hale Makana O Mōʻiliʻili

    Hale Makana O Moʻiliʻili provide 105 affordable kupuna rental housing units to the community of Moʻiliʻili in Honolulu. As rents continue to rise at alarming levels on the island of Oahu, all members of our community are under duress to find quality affordable housing. Uniquely perched at the corner of Algaroba Street and Makahiki Way, this site has quality pedestrian accessibility to services that caters to kupunas within the community.

  • Hale Makana O Uluwehi

    On November 26, 2019, pursuant to an RFP process, DHHL awarded HCDB the development rights to redevelop and manage the existing Ulu Ke Kukui Multi-family Housing Project located on Hawaiian Home Lands in Maʻili. This project entails the complete repurposing of the Ulu Ke Kukui transitional apartments into long term affordable rentals.

  • Hale O Piʻikea

    This 100% affordable multi-family rental housing project located on the southeast portion of the Kihei Downtown Project in Kihei, Maui was awarded 4% low-income housing tax credits (LIHTC), Rental Housing Revolving Funds (RHRF), and Hula Mae Multi-Family Bonds in July 2021. In addition to this funding provided by the State of Hawaii’s Housing Finance and Development Corporation (HHFDC), this project was also awarded funds from the County of Maui’s Affordable Housing Program (AHP). As a result, Hale O Piʻikea has been placed as a tier 1 priority project in the County of Maui’s Affordable Housing Plan to help reach the goal of building 5,000 affordable homes in five years.

  • Hale Moena Ohana

    Hawaiian Community Development Board partnered with Coastal Rim Properties Inc. and Highridge Costa Development Company LLC to develop this second phase of a $130 million senior and multifamily apartment community. The second phase includes 143 units of family housing targeted to households earning 30%-60% of AMI. The 13-story high-rise contains studios, one-, two-, and three-bedroom units with sweeping ocean and mountain views.

  • Uahi Ridge

    The Uahi Ridge Development will provide a serene residential community for 154 low-income families. and (13) 12-plex residential buildings on Kauai and is planned in two phases. All of the units will be reserved as rentals for individuals and families with incomes at or below 60% AMI. In partnership with Mark Development, Inc., the development team will construct eight (8) 12-plex residential buildings each consisting of three story stacked flats containing 1, 2 and 3 bedroom units.

  • Kewalo Apartments

    Kewalo Apartments is a 38-unit affordable housing property located at 1407 Kewalo Street in Honolulu. The property was built in the mid 1960’s. The project consists of two mid-rise buildings and contains all 2-bedroom units for families at and below 60% of the area median income. Pacific Development Group in partnership with Hawaiian Community Development Board has completed an extensive renovation/rehabilitation program while retaining its affordability for the existing residents. A majority of the residents had been living there for many years. Issues included lead paint abatement, asbestos abatement, freeway noise attenuation, concrete roof parapet spalling, and rebar rusting.

  • Hālawa View

    Hālawa View Apartments is a 121-unit affordable housing property located near Pearl Harbor, the Aloha Stadium business district, and a future Hawaii Rail Station. This 14-story property was built in the early 1970’s under the HUD 236 Loan Program and currently has 24 project-based Section 8 residents. The remaining 97 residents pay the U.S. Department of Housing and Urban Development (HUD) approved rents for households at and below 60% of the area median income. It consists of one high rise and two mid-rise buildings and contains 2, 3, and 4 bedroom units.

  • Hālawa View II & III

    On July 11, 2019, the State of Hawaii’s Housing Finance and Development Corp. approved a total of $130 million in tax-exempt bonds, low-interest loans, state and federal tax credits for the 24-story tower and adjacent 22-story tower, which will provide 302 low-income rental apartments in Hālawa about ½ mile from Aloha Stadium. HCDB and Pacific Development Group formed Hālawa View Housing Partners LP, which started construction and is expected to finish by the middle of 2025.

  • Kauhalepono Replacement Home Project

    The selection of the Kauhalepono Replacement Home Project as one of HCDB’s first projects was based on the urgency to replace collapsed homes or seriously deteriorated homes which were forcing families to vacate their homes for health and safety reasons. Research indicated that many homesteaders have been unable to move forward with constructing a new home due to high construction costs, inefficient income to qualify for a new mortgage, credit issues, and the complicated process involved in demolishing and building a new home.
